I’m a homeowner and I have a question. Who should I contact?
The Regency Homeowner’s Association uses Superior Management Group as our property manager. Homeowner questions can be directed to [email protected]. She can also be reached at 402-575-5525. Homeowners can also reach out to Board Members, but the quickest and most accurate response will come by contacting Superior Management Group.
How many people live in Regency?
There are 482 homeowners in the Regency neighborhood. In addition, there are approximately 100 families who do not live in Regency, but who purchase Associate Memberships each year in order to access the pool, clubhouse and court facilities.
How much are dues, and when must they be paid?
Everyone who purchases a home in Regency is automatically a member of the Regency Homeowner’s Association (RHA). RHA annual dues are $2,400 per lot. Homeowners must pay their RHA dues by June 1 each year. Homeowners can pay their dues by logging on to the homeowner portal at Superior Management Group.
As a homeowner, do I have access to the Regency pool, clubhouse and tennis courts?
Yes! The RHA maintains top-notch facilities for the benefit of all our members. Membership grants facility access for up to two adults and all children under 25 years old who live in the same house. All Regency homeowners are automatically granted Membership, and can access the pool, tennis courts and pickleball courts for free.
Homeowners can also access the clubhouse for free (non-exclusive use for up to 3 hours) or they can rent the clubhouse for exclusive use at a discounted rate. Learn more about our clubhouse facilities and rental process here.
All Members must have a Member Splash account set up and a photo on file to access the pool. Members will be required to provide names and upload photos of any family members living in the same household who will access the pool under your membership account. Members may also add up to two caregivers – grandparents, nannies or babysitters – who might accompany your children to the pool. You can set up and manage your Member Splash account here.
Can I bring guests to the Regency pool?
Yes. Regency homeowners are granted 30 free guest passes to their account each season. Additional guest passes can be purchased for $5 per guest, per day.
Associate Membership does not come with free guest passes, but Associate Members are able to purchase guest passes for $5 per day.
In addition, Members and Associate Members can add up to two caregivers (grandparents, nannies, babysitters) to their account at no charge. These caregivers can access the pool as long as they are accompanying a Member or Associate Member or their immediate family.
Do I need permission to renovate my home or lot?
Regency homeowners must submit an Architectural Change Request form before beginning work on any landscaping projects or exterior construction projects. The form itself is straightforward and can be downloaded here. The Architectural Control Committee (ACC) usually approves projects quickly without any fuss. You do not need to submit an ACR form for changes made to the interior of your home. If you have questions, please contact [email protected].
If I remove a tree, do I need to replace it?
Regency covenants require that each lot maintain trees spaced 30 feet apart where practical within the area located between the sidewalk and the street. If you have questions, please contact [email protected].
What are the rules regarding garbage and recycling bins?
The City of Omaha picks up trash on Wednesdays in Regency. Homeowners can put out their bins after 2:00 p.m. on Tuesday. When they are not at the curb for pick-up, Regency covenants say that no trash cans shall be allowed to remain outside of any Dwelling Unit unless completely screened from view of every street and from all other Lots in Regency. Trash and recycling bins should be removed from the curb no later than 10:00 p.m. on the day of garbage pickup.
Who owns Regency park and the common areas?
With the exception of the .97 acres at the east end of Regency park, the City of Omaha owns all of the common grounds in our neighborhood which include the park, three entrances to the neighborhood, three walkways, 47 islands and the land on the east side of Regency Parkway. The city mows and fertilizes the grass on all these areas. The city also mows and fertilizes the 0.97 acres that is owned by the RHA on the east side of the park across from the 96th street entrance.
Does RHA pay to take care of city-owned property?
The City of Omaha takes care of the property described above. The RHA supplements the City’s maintenance with additional mowing, watering and fertilizing to keep the neighborhood beautiful.
When are the RHA meetings and can I attend?
All homeowners are encouraged to attend RHA meetings. Meetings are held the third Tuesday of the month in the Regency clubhouse at 606 Regency Pkwy, Omaha, NE 68114. Homeowners can attend in-person or through Zoom. Please check our event calendar for upcoming meetings and Zoom links. Our property manager distributes the Zoom link to all Members ahead of each meeting. Our annual meeting is held on the second Tuesday in March.
