Architectural Change Request (ACR) Form
Regency homeowners must submit an Architectural Change Request form before beginning work on any landscaping projects or exterior construction projects. Regency Townhomes I HOA Residents please contact PJ Morgan for ACR approvals.

The ACR committee usually approves projects quickly without any fuss. The vast majority of our homeowners submit their ACR form, receive approval, and move on with their project as outlined in our covenants and bylaws.
However, there have been a few instances where homeowners did not submit an ACR form for approval and embarked on projects that are not compliant with our covenants. This is a risky decision that always leads to anger, frustration and extra expense to the homeowner.
The HOA Board does not want homeowners to have to spend extra money after the fact to bring their project into compliance with our shared covenants. Board members would prefer to work with homeowners before the project begins to affirm that the project is compliant and help avoid any possible issues. As the saying goes, “an ounce of prevention is worth a pound of cure.”

The two Townhomes Associations within Regency also have their own covenants and bylaws and residents of those associations must submit their projects for approval by the appropriate Townhomes architectural control committees.
To submit an ACR request:
- Submit your completed ACR form through the Superior Management Group website
Log into the Superior Management Group homeowner portal at Smgomaha.com and navigate to the “Architectural Requests” section. Upload your ACR form and any additional supporting documents.
- Track your request and respond to questions:
You will be able to monitor the status of your request within the Superior Management Group portal, including any updates or questions from the Board and reply directly to them.
- Receive your approval:
The Board will review your ACR through the portal, and once a decision is made, you will be notified via email along with a hard copy in the mail.
